The Tottenham Hotspur Stadium represents one of the most interesting case studies in sports-anchored mixed-use real estate in Europe. At a construction cost of £1.2bn — nearly three times that of the Emirates Stadium — it was explicitly designed not as a football ground but as a year-round commercial asset. The retractable pitch system, purpose-built NFL spec, and planning permission for up to 30 major non-football events per year all reflect a property investment thesis as much as a sporting one. Commercial revenue of £255m in 2023/24 now represents 48% of total club income — the highest proportion among the Big Six — and is growing at 12% year-on-year even as matchday football income fell. The 180-bed hotel currently under construction and the long-term NFL partnership extending to 2030 suggest the commercial real estate story here is far from complete. For a Real Estate graduate, this is as compelling a development case study as any in Central London.
